Buying & Selling

Buying and selling commercial property in the Triad.

Commercial real estate transactions are rarely simple. They involve multiple stakeholders, complex financing structures, environmental considerations, zoning requirements, and negotiation dynamics that differ substantially from residential deals. CJP's commercial team has navigated all of it for over sixty years.

Commercial Representation with CJP Includes:
  • Market & Investment Analysis: We conduct thorough comparative market analysis, financial modeling, and investment return projections so you enter every negotiation with a clear, well-supported view of what a property is likely to return.

  • Buyer Representation: We identify properties that match your operational needs or investment criteria, assess each opportunity rigorously, and negotiate terms that protect your position with price, contingencies, due diligence periods, and closing conditions.

  • Seller Representation: We position your property for maximum exposure through MLS, LoopNet, and our professional network, provide accurate pricing strategy, and manage the transaction from listing to closing including coordination of environmental assessments, survey reviews, and multi-party due diligence.

  • Transaction Management: We keep every element coordinated — lenders, attorneys, inspectors, environmental consultants, title companies — so timelines are protected and closings happen.

Invest

Commercial real estate investment

The Triad's commercial market offers a range of income-producing opportunities — from stabilized NNN retail assets to value-add office and industrial properties with meaningful upside. CJP works with both experienced investors building and optimizing portfolios and first-time commercial buyers making their initial move into investment real estate.

Investment Services Include:
  • Cap Rate & Cash Flow Analysis: We calculate net operating income, capitalization rates, cash-on-cash returns, and debt coverage ratios so you can evaluate any opportunity against your investment criteria with confidence.

  • Comparative Market Analysis: We benchmark properties against recent comparable sales and current market conditions to identify whether an asking price represents fair value, a discount, or a premium.

  • Due Diligence Support: We coordinate environmental assessments, title reviews, lease audits, and physical inspections to identify risks before they become post-closing problems.

  • Portfolio Strategy: For investors with multiple holdings, we provide strategic guidance on acquisitions, dispositions, and repositioning to optimize your overall portfolio performance.

  • 1031 Exchange Facilitation: If you're selling investment property and want to defer capital gains taxes, CJP can guide you through the exchange process from identification through closing.

Leasing

Commercial & industrial leasing with CJP.

Finding the right commercial space, or the right commercial tenant, is a business decision with long-term financial consequences. Lease terms, escalation clauses, tenant improvement allowances, renewal options, and operating expense structures can mean the difference between a space that works for your business and one that burdens it. CJP's leasing team represents both tenants and landlords with the same level of expertise and advocacy.

Tenant Representation

We identify available spaces that meet your operational requirements such as size, location, configuration, infrastructure, and budget. We analyze lease structures to ensure you understand exactly what you're committing to, negotiate favorable terms, and coordinate space planning so your new location is ready to support your business from day one.

Landlord Representation

We market your vacant space aggressively across LoopNet, the MLS, and our professional network. We screen prospective tenants rigorously, structure lease agreements that protect your asset and your income stream, and manage lease administration throughout the tenancy.

Lease Structures

Gross Lease

A tenant pays flat monthly rent. The landlord covers property taxes, insurance, and operating expenses. Straightforward and predictable. Gross lease is common in office and some retail settings.

Triple-Net (NNN)

Tenant pays base rent plus their proportionate share of taxes, insurance, and common area maintenance. Widely used in retail and investment properties; favorable for landlords seeking a lower-management asset.

Modified Gross

A negotiated split of operating expenses between landlord and tenant. Balances predictability for the tenant with cost recovery for the landlord. Modified gross leasing is common in office and flex industrial settings.

Percentage Lease

Tenant pays base rent plus a percentage of gross sales above a threshold. Typically used in retail settings where the landlord's return is tied to the tenant's business performance.

Not sure which structure applies to your situation?

Our leasing specialists will walk you through the options and what each means for your bottom line.

Property Management

Own Commercial Property? Let CJP Manage It.

Acquiring commercial real estate is one decision. Managing it over time is another. CJP's property management division handles the full operational lifecycle, from tenant acquisition and screening, lease administration, maintenance coordination, financial reporting, to tenant relations, so you can focus on your investment strategy rather than the day-to-day demands of your property.

What we manage:
  • Office buildings - single and multi-tenant

  • Retail centers and strip malls

  • Industrial and warehouse facilities

  • Mixed-use developments

  • Furniture market showroom properties

Land & Development

Land acquisition and development parcels.

Whether you're acquiring land for a specific development project, looking for investment-grade acreage, or simply trying to understand what a parcel is worth, CJP brings deep local knowledge of zoning, infrastructure, and development potential across the four-county Triad region.

Land Services Include:
  • Site Identification: We identify available parcels that match your development criteria — acreage, location, zoning, topography, and access.

  • Zoning & Use Analysis: We assess current zoning classifications and evaluate the feasibility of rezoning or conditional use permits for your intended use.

  • Utility & Infrastructure Assessment: We research water, sewer, power, and road access status for any parcel under consideration.

  • Pricing & Market Analysis: Land pricing in the Triad varies significantly by location, zoning, and development potential. We ground our pricing guidance in local comparable sales and current market conditions.

  • Transaction Representation: Full buyer or seller representation through contract negotiation, due diligence, and closing.
