1031 Exchanges
Section 1031 Tax-Deferred Exchanges
When you sell an investment property or business-use real estate, the capital gains tax liability can be substantial — sometimes consuming a significant portion of the proceeds you were counting on to reinvest. Section 1031 of the Internal Revenue Code provides a legal mechanism to defer that tax liability by reinvesting the proceeds into a qualifying replacement property of equal or greater value. Done correctly, a 1031 exchange allows you to preserve your full equity and redeploy it into a new investment without an immediate tax event.

Done incorrectly — or without experienced guidance — it can result in a taxable transaction you didn't intend, a missed deadline you can't recover from, or a replacement property that satisfies the IRS but not your investment objectives. CJP specializes in facilitating 1031 exchanges for investors across the Piedmont Triad and beyond, providing the local market knowledge, transaction experience, and procedural expertise to execute these complex deals within their strict regulatory requirements.
How CJP Guides You Through the Process
-
Replacement Property Identification: We draw on our knowledge of available investment properties across the Triad to identify replacement properties that meet both your investment criteria and IRS like-kind requirements within the 45-day window.
-
Qualified Intermediary Coordination: We work closely with qualified intermediaries to ensure the exchange is structured correctly and proceeds are handled in full compliance with IRS requirements.
-
Like-Kind Analysis: We help you understand what qualifies as like-kind property under current IRS guidance and identify replacement options you may not have considered.
-
Equal-or-Greater-Value Structuring: We help structure acquisitions that meet the equal-or-greater-value requirement while achieving your investment objectives.
-
Boot Management: We help structure transactions to minimize or eliminate boot recognition.
-
Coordination with Your Tax Advisors: We work alongside your CPA or tax attorney to ensure the exchange achieves your tax planning objectives.

Consulting
Real Estate Consulting Services
Not every real estate question leads to a transaction, and not every client needs a broker. Some need an expert who can analyze a situation objectively, model the financial implications of different decisions, and give a clear, well-reasoned recommendation grounded in market knowledge. That is what CJP's consulting practice delivers.
Market & feasibility Analysis
We provide objective, data-driven analysis of market conditions, rental rates, competitive supply, and investment potential, independent of any transaction. Useful for acquisition decisions, disposition timing, expansion planning, and any situation where you need a clear-eyed read on what a market will support before you commit.
Investment Strategy & Portfolio Consulting
For investors building, managing, or repositioning real estate portfolios, we provide strategic guidance on acquisitions, dispositions, hold-versus-sell analysis, and portfolio optimization. Our team draws on deep knowledge of the Triad's commercial, industrial, and residential markets and decades of investment transaction experience.
Development Advisory
For developers, landowners, and municipalities evaluating development opportunities, we provide feasibility analysis, highest and best use studies, market demand assessments, and site selection advisory. Our professional advice is grounded in current market conditions and genuine knowledge of what the Triad's development landscape can actually support.
Investment Analysis
Investment Analysis for Commercial and Residential Assets
Making a sound real estate investment decision requires more than a gut feeling about a neighborhood or a back-of-envelope calculation on rental income. CJP provides rigorous investment analysis for buyers, owners, and advisors evaluating income-producing properties — from single-family rentals to large commercial assets.
What Investment Analysis with CJP Includes:
-
Cap Rate Analysis: Net operating income divided by acquisition price, benchmarked against comparable assets and current market norms.
-
Cash-on-Cash Return: Annual pre-tax cash flow relative to total cash invested, the return you're actually putting in your pocket.
-
Debt Coverage Ratio: Net operating income relative to debt service. This is the metric lenders use, and the one that tells you how much cushion you have.
-
Discounted Cash Flow & IRR: Projecting income, expenses, and eventual disposition proceeds over a defined hold period to calculate net present value and internal rate of return.
-
Vacancy and Credit Loss Modeling: Conservative projections that account for realistic occupancy rates and credit risk rather than best-case assumptions.
-
Sensitivity Analysis: Testing how your returns change under different assumptions about occupancy, rental rates, cap rate at exit, and financing costs so you know your risk exposure before you commit.
Who Investment Analysis Helps
Buyers Evaluating Opportunities
Before making an offer on an income-producing property, you need to know what it will actually return, not just what the seller is asking.
Owners Considering a Sale
Understanding your property's investment metrics is essential to timing a disposition or structuring a refinancing correctly.
Investors Entering 1031 Exchanges
Replacement property selection in an exchange requires rapid, rigorous investment analysis to ensure the new asset meets your criteria within the 45-day window.
Attorneys and CPAs
Partnership dissolutions, estate distributions, and divorce settlements often call for objective analysis of a property's income and performance, alongside whatever formal appraisal the matter requires.
Lenders and Financial Institutions
Underwriting income-producing properties requires verification of income assumptions, expense projections, and market rent comparables.

Consulting, 1031 exchange facilitation, and investment analysis are all handled by CJP professionals under one roof.
